Our process

How our model works

Once we have found a property for a potential buyer our process takes over to allow a transparent and pain free experience for both parties.

Offer & Negotiations

Once we have a seriously interested buyer they make an offer and both sides then negotiate the selling price whilst knowing exactly what will be paid and received, there are no surprises.

Reservation Contract

Once a price has been agreed and both parties are happy then a reservation contract is prepared and is signed by both buyer and vendor to confirm the purchase and the price.

Payment of Deposit

At the same time as signing the reservation contract the buying party will pay a deposit of €6,000. The payment is made directly to the lawyers (MLIS) who will be acting on the buyers behalf

Engage Lawyers

By this stage you will likely already have met with your conveyancing lawyers and even signed a Power of Attorney or a Letter of Authorisation. They will now begin full engagement with you to completion.

Contract of Sale

This is an important part of the sale and is a standard binding agreement. This agreement is usually signed by the lawyers acting for both parties, either with a POA or a letter of authority.


This is the longest phase and is where the legal teams carry out all of the searches. However good policy when listing the property in collecting documents helps speed the process.

Transfer of Funds

Your funds need to be in place in Spain no less than 48 hours before completion. This enables the purchasing lawyer (MLIS) to prepare the Bankers Draft to take to the Notary.


On the day of completion you will be represented at the notary by your legal representatives. The work is done, the paperwork and Bankers draft prepared and this is just the formalities.
